The site for the TIUM Project is particularly challenging given the uninspiring character of the surrounding buildings and the lack of street frontage and height restrictions which limit the ability to establish a prominent presence in the local townscape. The concept of the masterplan therefore is to design a new, self-sufficient environment characterised by well-formed, memorable, and pleasant public spaces.

The new buildings are arranged to form these spaces and include covered pedestrian arcades that unite the spaces and reinforce their particular character. In the centre of the scheme is a large garden around which the buildings are formed, and this space is supported by four smaller, more intimate, but equally well defined gardens.
